Description
 
BACKGROUND ANALYSIS:


 

The subject consists of four (4) parcels located on the east side of NE 164 Street and West Dixie Highway, with portions both north and south of NE 164 Street. The property is currently developed with existing one and two-story commercial structures and two surface-level parking lots. The proposed mixed-use development consists of 1,217 residential units, approximately 23,279 square feet of ground floor commercial space and 1,622 parking spaces all designed within three residential towers 34-story building totaling 373’ in height. The applicant is requesting thirteen (13) Non-use variances regarding the maximum lot width along NE 22 Avenue, tower setback, parking liner, ground floor height, 8th floor height, building length, street not open to sky, primary street, urban greenway, ADA parking space depth, drive-aisle width.
