 |  |  | BACKGROUND ANALYSIS: 
 
 
 | Description: The applicant is requesting approval of a site plan application to redevelop the property located on the southwest corner of NE 164th Street and NE 21st Avenue to construct a 651,620 gross square foot mixed-use development consisting of one (1) twenty-six-story tower with a total height of 290’-6”, 439 dwelling units,10,760 square feet of retail space, and 497 parking spaces with the following variances: 1. Non-use variance from ZLDC Section 24-58(K)(2)(b.)(i.) to allow decorative screening of the parking garage fronting along NE 164 Street (primary frontage), where the code requires a 20-foot-deep liner building; and
 2. A non-use variance from ZLDC Section 24-58 (S)(3)(a.) Figure MU-8 to a 13’-2” tower setback from the podium along NE 164th Street, where the code requires a minimum setback of 15’-0” feet; and
 3. A non-use variance from ZLDC Section 24-58 (S)(3)(a.) Figure MU-8 to a 0’-0” tower setback from the podium along NE 21st Avenue, where the code requires a minimum setback of 15’-0” feet.
