Description
 
BACKGROUND ANALYSIS:


 

Background:

The subject site is situated at the east side of Biscayne Blvd (US-1) across from NE 146th Street. The following is a list of events relating to the property:

  • According to the Miami-Dade County Property Appraiser records the building on the site was built in 1992 (116,248 gsf), and 2002 (24,396 Sq. Ft)

 

  • On January 13, 1992, this property was granted site plan approval and conditional use approval, pursuant to Resolution No. 1992-05, to construct a 117,000 square foot retail structure and to operate a limited-service station.

  • On March 9, 1998, A site plan approval and one (1) related variance was  granted pursuant to Resolution No. 1998-11, to waive thirty-five (35) of the five-hundred and ninety (590) required parking spaces per ZLDC Section 24-95 for the existing Costco Retail Store in order to construct and operate a gasoline station on a portion of the existing parking lot.

 

  • On June 11, 2001, a site plan approval was granted pursuant to Resolution No. 2001-32, to construct a 21,513 square foot addition to the existing 117,878 square foot retail facility. 

APPLICATION SUMMARY:

  • The proposed application seeks to modify the property located at 14585 Biscayne Boulevard in order to construct a multi-tenant retail development that comprises of four stores. The proposed development is an 8,000 square foot, one story retail building, within a 501,942 square foot parcel contained an existing(COSTCO)137,949 retail building for the property located at 14585 Biscayne Boulevard.

  • The applicant has not requested any variances or administrative waivers for this application.
 RECOMMENDATION:


 On December 13, 2021, the Planning & Zoning Board recommended approval 5-0.
