| | BACKGROUND ANALYSIS:
| Description: Applicant is requesting site plan and one non-use variance for the construction of 67,101 sft, nine story multifamily development. It consists of 58 dwelling units and 63 parking spaces. The variance request is to permit a tower at zero foot setback instead of 15 feet minimum required from the podium.
The Site: 1904 NE 167 Street. The total area is 12,500 sf(0.287 acres). The existing land use is "Single Family Residential". The site is zoned as "Fulford Mixed-use Town Centre District , Edge Sub-Area. Proposed Land Use is "Multifamily Residential Building with a gross floor area of 67,101 sf. In total , the project will provide 58 residential units and 63 parking spaces. | RECOMMENDATION:
| On December 13, 2021, the Planning and Zoning Board recommended approval of the site plan and one Non-Use variance request by a vote of 5-0. | FISCAL/ BUDGETARY IMPACT:
