BACKGROUND ANALYSIS:


 

BACKGROUND:

The applicant, Ethan Wasserman, representing Biscayne Cove, LLC., requests to amend the site plan approval under Resolution R2015-90, and proposes to (i) reduce the number of residential units by reducing the tower height, and (ii) incorporate non-residential uses to enhance the activation at the ground level of building “A”. This Application only includes modifications to the North Parcel (Building “A”).

THE SITE:

 The site is currently developed with a 8,249-square foot one-story commercial building constructed in 2000. The total area of the site is approximately 77,519 square feet (1.78 acres).

 

APPLICATION SUMMARY:

The proposed development is seeking approval for the following land use entitlements from the City:

  • Site Plan: PZB & City Commission Approval Required.

 

City of North Miami Beach Strategic Plan Consistency:

  • Place to Live: Beautiful, Safe, and Livable.
  • Revitalized Downtown and Major Corridors.
 RECOMMENDATION:


 

PLANNING AND ZONING BOARD RECOMMENDATION:

The Planning and Zoning Board recommended APPROVAL of the site plan by a vote of 5-0.

 

COMMUNITY DEVELOPMENT DEPARTMENT RECOMMENDATION:

The Community Development Department recommends APPROVAL of the site plan subject to the conditions contained in the attached draft Resolution.

 FISCAL/ BUDGETARY IMPACT:
 None.
